VDG Victory on Leonard Project Update: July 2023

We are currently in month 21 of our Victory on Leonard 120-unit apartment construction schedule.

• The model unit is ready & looks great! Our management company has been showing it to prospective residents

• Behind the scenes most of our trades are right on schedule: Fire protection is near completion throughout the whole building. Fire alarms are being worked on. Electrical is way ahead of schedule. Plumbing is doing great. HVAC is the big challenge.

• We have two crews of masons laying the exterior brick on the North & West side

• Handrails for the balconies will be installed in the next two weeks in section A

• Windows will soon arrive for the stairwell leading up to the model unit

• The glass wall for the retail space and tenant entrance will be installed in 4 weeks - once the brick is completely done in those areas

• Earthwork will begin in 2 weeks for our parking lot on the South side of the building

• The underground parking ceiling will be closed up, drywalled, and insulated in the next week & a half

• The elevator is in place and ready to go, but we won't be able to test it until the state inspectors arrive to review within the next 3 weeks

• We received approval this week to close up the ceilings in the corridors. That will happen pretty quickly

• We're installing LVP Plank flooring in the units on 3 & 4

• We're pretty far along with painting and casework. Cabinets are installed in most of the units on 3 & 4 A

• Stellar Broadband is providing our state-of-the-art internet connection, with 10-gigabit wifi, keyless entry, and an intercom system for residents and their guests

• The big challenge is HVAC because we still don't have final approval on several of our shaft walls. We hope to have final approval on Monday so we can finish installing our furnaces and close up the walls

• The delay in inspector approvals on the shaft walls will delay us another two weeks. We're now targeting Certificate of Occupancy for 3 & 4 A September 14th.

• Brad hopes to claw back some of that time with the 40 to 50 people who are working at Victory on Leonard every day
