VDG Victory on Leonard Project Update: August 2023

Progress continues on our 120-unit apartment development in Grand Rapids, Michigan. On a project of this size you never know what you're going to find, and on Wednesday we discovered something we never expected beneath our parking lot...

• While grading and leveling our southern parking lot we found a buried house!

• We've been removing the bad organic soils from what was left of the house and its basement, and bringing in good compactible sand to go beneath our new parking lot

• The concrete retaining wall that fronts our underground parking needs to be extended vertically by 12 inches to accommodate the gravel and landscaping from our new lot

• Our balcony handrails are being installed and floors 3 & 4 (A) should be completed this week

• The underground parking ceiling is still in progress. We needed to penetrate our plumbing through the steel beams and that took extra time. We should be complete with plumbing, insulation, drywall & fire protection in the next 2 weeks

• Section A parking lot should be completed in the next 3 weeks with curb, gutter & asphalt paving

• We've had interest on our retail section but no concrete offers. It's difficult for potential retail tenants to visualize their business in an unfinished space. We plan on having the retail storefront to be ready in the next two weeks

• The sidewalk along Leonard Street should go in mid-September. We're working with the city to get approval on a wider sidewalk that will accommodate outdoor seating for our retail space

• Brick masons have roughly a week left on the A side of the building. They will be done in plenty of time for our temporary occupancy on the A side.

• Windows in the stairwell are installed, although several of them still need caulking

• We're taping & mudding ceiling and corridor drywall in floor 3A.

• Both 3rd & 4th floor should be done by September 22

• We're framing our elevator lobby areas which need to be completed for our final inspection with the state

• Countertops for the 4th floor have been installed and the granite looks great

• Appliances start going in Friday, August 25

• Undermount sinks and hardware are being installed

• Our electricians are installing lighting on the 4th floor units

• balcony pavers will be installed in the next 2 weeks

• We are still on schedule for temporary occupancy on October 1st. There's a lot to do, and we've got a plan for everything
